Commercial Projects

Throughout our 25 year history, Mimar has provided comprehensive architectural, engineering and construction services for hundreds of institutional, federal and commercial facilities. Mimar has completed programming, facility assessments, feasibility studies, field investigations, rehabilitations, additions, new construction, tenant fit-outs, ADA alterations, cost estimates, branding, rehabilitation of historic buildings, construction administration, and specifications of over two hundred Architectural/Engineering projects which include office buildings, throughout Maryland, DC and Virginia.  Some of our experience includes: 

 

  • Bialek Environments, Rockville, MD Project entailed the design and construction of a 10,240 sf commercial interior build-out for a high-end office furnishings provider. Starting with a shell space, Mimar ’s design-build team evaluated the client program and created a staffing matrix to determine space needs. Working with the building owner and client, a preliminary budget was established prior to design completion. The design team established completion milestones and carefully monitored the project schedule and costs so that the clients’ expectations and contractual delivery dates were met. Since the client had a fixed moving date, the team created a backwards looking schedule that identified the critical path milestones for on-time project delivery. The project achieved LEED Silver certification and has been published in trade and industry and design journals and consistently used as a benchmark project for the industry. 

 

  • Nucletron, USA, Columbia, MD The Mimar Ponte Mellor design team provided architectural and interior design services for the design and construction of this 11,723 sf commercial interior build-out for an international advanced medical systems supplier and medical technology provider’s USA operations. The project was performed in a design-build delivery method with Mimar as the design lead. The design team, once having established a project budget based on “work” dollars available, value engineered the design to the budget while meeting the clients desired “look” without costly re-design or delays. The team was recognized by building management for exceptional results in design and quality of workmanship.

 

  • Grant Avenue Office Building, Manassas, VA, Mimar delivered full service architectural and engineering design and construction administration services for the new 28,000 sf Grant Plaza office building located in the center of the historic district in the City of Manassas, Virginia. Opened in the spring of 2009, the highly detailed, traditionally inspired brick façade is a welcome addition to the historic fabric of the old blocks near the County Courthouse. The project brought together two small city land parcels to form a solid city corner lot. The architecture expresses the corner boldly, with a partial rotunda, cornice and detailed ironwork reminiscent of building from the late 1800s/early 1900s that make up some of the older city core. Mimar worked closely with the City of Manassas Architectural Review Board for approval of the design concept. The building contains retail space on the first level and office space on levels two through four. This project was Mimar's second office building in downtown Manassas.

 

  • DMI (MD Headquarters, Crystal City and Virginia Ave DC) DMI proposes to lease approximately 19,000 rentable square feet of office space. Mimar Ponte Mellor was tasked to provide full architectural/ engineering and interior design services for the tenant improvements to the 11th floor of the DMI Crystal Park building. The Crystal Park space was expected to have a lower average cost per square foot than the DMI Headquarters build out on the 7th floor of Rock Spring Drive. Mimar utilized the DMI “corporate standards” in key areas to ensure consistency between offices and maintenance of the company image and brand. The project included reception area, conference rooms, circulation areas, end zone spaces, printing/copy room and coffee bar.

 

  • Netuitive, Inc., Reston, VA Mimar  provided architectural and interior design services for this 17,400 sf commercial interior build-out of offices, meeting rooms, work areas and bench testing stations for a digital technology provider. The project was performed in a design-build delivery method with Mimar as lead designer. Having the design/build team responsible for design costs, construction costs and providing furniture allowed the client to focus on their core business instead of handling a separate design, construction and procurement task delivery method.

 

  • General Services Administration / Bureau of Land Management Tenant fit out Mimar provided architectural and engineering design services for the tenant fit out of five floors for the Bureau of Land Management. The project consists of five full floors totaling 84,441SF on the 2nd, 3rd, 4th, 5th, and 6th floors of 20 M Street SE in Washington DC. MPM provided upgrades to MEP systems which included supplemental air conditioning for the central server room and telecomm closets, kitchen equipment at employee lounge space and tenant stand-by generator. Design services to be provided by Mimar as Architect of Record included program review, field survey of existing conditions, space planning, design development, LEED design, commissioning, documentation and submission to USGBC, construction drawings and construction administration. Construction Cost: $411,000

 

  • Office of the Comptroller of Currency (OCC) The contract provided nationwide on-call design and facilities management services for the OCC Headquarters, Field Offices and District Offices. Services were provided on a 24-7 basis, completing work on weekends, in the middle of the night and on holidays. One architecture team was dedicated to the OCC’s Field and District Office projects and traveled extensively to many locations to act as the OCC’s representative, advocating its interests and ensuring the satisfaction of end users. Another architectural team was dedicated to the OCC Headquarters, managing facility requirements. Services provided covered a wide variety of relocations and renovations of OCC Field and District offices. The team evolved into an extension of the OCC’s Real Estate & Design Services Group, working in the field to interact with landlords, consultants, end users and contractors so that the schedule and budget were maintained. Services included space planning, construction documentation, furniture specifications, bid analysis, construction administration and move coordination services for office relocations, renovations and other as needed projects.

 

  • American College of American Genetics (ACMG) Mimar provided professional architectural and interior design services to relocate the American College of Medical Genetics into their new offices in Bethesda, MD. The Architects worked directly with ECB Commercial to provide the Owner with complete design/build services. The scope of work included elevator lobby, reception area, conference rooms, office spaces and workstations, as well as pantry, corridors, workroom and LAN Rm. Architectural design options as well as interior design selections were presented to the client based on the budget requirements and desired image for the repositioning of AMCG new offices. Ponte Mellor worked closely throughout the process with the tenant, landlord and building management to ensure the quality of the finished product and functionality of the space. (This was a DB project)

 

  • Dish Network Mimar provided architectural and interior design services for the renovation of this 3,221 SF office space own by Perseus Realty LLC and rented by Dish Networks. Mimar prepared a preliminary space plan that graphically defined the space allocations and the locations of partitions, doors and major furniture and equipment. Following the final approval of the plans, the construction documents were prepared to obtain pricing, construction permits and final construction.

 

  • Acres Land Title Mimar was engaged to completely update and retrofit an existing office building, 55 Essex Street to suit the specific the requirements of Acres as owner/user of the facility. Mimar prepared an architectural program for space usage as well as performance criteria for MEP systems to be provided for the project. Our team designed custom offices on both floors of the new facility for Acres Land Title including open office work areas, with specialized file storage, executive offices, and conference rooms with audio/visual capabilities, a central LAN room for the company’s servers, reprographic /mail room, employee lounge and new restrooms. MPM engaged consulting engineers worked with MEP engineers to provide an entirely new zone controlled HVAC system for the building. Additionally, the building exterior was updated to eliminate through-wall air intakes, provide new parking lot lighting and to install new entry way finishes.

 

  • Novell, Inc. – Offices Mimar provided professional interior architecture, engineering and design services to plan and provide permit and construction documents for several of Novell’s offices. The project included a 32,000 SF office renovation in Herndon, Virginia; an 18,000 SF office renovation in New York City, a 70,000 SF office renovation in London, England, and a 242,000 SF office renovation in Florham Park, NJ.

 

  • Randstand, Washington, DC Mimar was retained to develop a prototype design for Randstad Temporary Staffing Services, storefront locations in the Washington D.C. Metropolitan Area. Randstad worked with Mimar to site adapt the prototype to multiple existing and new locations in Maryland, Virginia, West Virginia, and the District of Columbia. As part of the prototype design effort, specific finishes that fit the “corporate image” of Randstad’s other divisions and their targeted clients were evaluated, and selections were made for all the Mid-Atlantic locations. Mimar completed design and construction drawings for Randstad locations in office buildings, retail storefronts, historic buildings, multi-story locations and stand-alone single buildings throughout the Washington Metropolitan Area.

 

  • Catapult Technologies, Bethesda, MD Mimar was retained to design and provide architectural/construction documents for Catapult Technology’s new corporate offices on the 11th Floor of the Clark Building in downtown Bethesda, Maryland. The client occupies the full floor which required a renovation of the public elevator lobby to reflect Catapult Technology’s unique identity. Mimar designed an integrated elevator lobby, reception and meeting space zone in response to this requirement. The reception area incorporates a high-end level of detail in stone work, millwork and metal trim, featuring an “ocular” window as a focal point to allow natural light into the space while controlling the view to the exterior. The corporate offices include audio/visual conferencing spaces, employee lounge, president’s office and executive support areas. MPM provided construction administration throughout the build phase of the work.

 

  • Ryan Sharkey Headquarters Office, Reston, VA Mimar provided architectural and interior design services for the14,528 SF interior renovation. Mimar visited the site, locate and measured existing partitions and develop a field verified floor plan of the existing conditions on CAD. Mimar prepared a preliminary space plan that graphically defined the proposed new space allocations and locations of partitioning, major furniture and special equipment for Ryan Sharkey remodel and expansion. The scope of the project included an addition of approximately 4000 RSF of new tenant space, redesign of tenant reception and conference rooms, and modifications to the presently occupied tenant area including retrofit of perimeter offices with doors, glass and drywall and creation of a new LAN room to serve the space.

 

  • Morais Office Building, Manassas, VA Mimar as Architect of Record provided architectural and engineering design services for this new 40,000 SF development to meet Morias’ official’s requirements and the guidelines of the City of Manassas. Scope of services included preparation of architectural, structural and MEP engineering construction documentation for permit, bid and construction of the project; review of submittals, site visits and performance of the administrative services required of the Architect during construction of the project.

 

  • VMA (Virginia Medical Associates) various offices Mimar provided design/build services for the construction of various medical suites totaling over 40,000 sf and several standalone walk-in urgent care centers. Offices were located in various areas in Virginia including: McLean, VA; Springfield, VA; Vienna, VA, and Reston Town Center, VA.​ Medical suites consisted of a patient oncology treatment center, a women’s health center, a pediatric care center, ‘Potomac Imaging’ radiology center, a cardiology/stress clinic and a physical therapy center along with general medical exam areas. Mimar also design/build executive offices, management and accounting offices and medical conference facilities for VMA programs. Design was provided in the executive office build-out for a specialized computer network server and a computerized patient storage server with redundant and back-up power supplies in a secure room.

 

  • DIA Tenant Retrofit, Washington, DC Mimar provided Interior Architecture and Engineering services for the design and construction of the new office space for the Drug Institute of America. Mimar's scope of services included space planning and selection of furniture, fixtures and equipment (FF&E).
